Real Housewives of Beverly Hills star Dorit Kemsley’s Encino mansion has been facing foreclosure, or some form of it, since November 2024. Following RHOA alum Kim Zolciak, she keeps dodging the bullet. Now, it has happened again, and the home remains hers. So, what is the real reason why the author’s house keeps being saved? There is a legitimate theory circulating, but what is it? Keep reading for more details.
Dorit Kemsley Can’t Give Mansion Away
Despite rumors of lingering financial issues, Dorit Kemsley has always lived a lavish lifestyle. Along with her now-estranged husband, PK Kemsley, they are always doing the most. Sadly, their Encino mansion fell behind on payments and went into pre-foreclosure. At the same time, their marriage fell apart, and it appeared PK also had a drinking problem. Since they have two small children, Dorit was allegedly trying to do whatever she could to take care of them. However, her excessive spending habits became a hot topic, especially in Season 15 of RHOBH.
As time went on, the home payments continued to fall further and further behind. It had several foreclosure dates, but was constantly saved. Now, a theory has emerged as to why the home won’t sell. Someone posted on Reddit, noting they live in Los Angeles and have a friend who is not just a real estate investor but also goes to the auctions. They broke down the details on Dorit’s home, and ultimately, it is worth nothing:
- It was bought in 2019 for $6,475,000.
- The couple went to a private lender: they got $4,208,750 on a first mortgage and $323,750 on a second mortgage
- 2021: an alternative mortgage for $5,196,750 ($664,250 principal), paid off old mortgages
- 2 months later: $750,000 private mortgage
- Dorit & PK owe $5.5 million to Chase (not including late fees and property taxes bank paid)
- 2nd mortgage totals $898,279.
The total that PK and Dorit Kemsley owe on their mansion is allegedly $6,488,548, so it seems that their home is deemed “worthless.” There is too much that would have to go into the Encino mansion for it to make sense for an investor to scoop it up.
Alternative Options
As of now, Dorit Kemsley’s house is safe, but this is a never-ending cycle. It is sad that she cannot just find a way to save the home, but maybe she does not care. She has stated that she would be open to downsizing if she needed to. However, she also allegedly makes more money than her estranged ex, so does she really want to move? After RHOBH fans saw the reasoning as to why the mansion may not be able to sell, did they agree? Many were impressed by this analysis and bashed the couple for living beyond their means:
- PK is a Gambler. Dorit is a Shopaholic. I hope their kids can make it without relying on either of them.
- Don’t forget she was on the Italy trip charging thousands of dollars of useless clothes and bags! She bought two bags to prove a point. oh my god so stressful. They are grifters
- I don’t know how she sleeps at night? I couldn’t live like that.
Do you think that Dorit Kemsley’s home is really “underwater,” or is there a chance someone will buy it? Let us know your thoughts in the comments.
