Gentrification is a thorny issue in Mexico City, triggering protests last year in various parts of the capital, including in neighborhoods where many foreign residents live and many foreign tourists stay, such as Condesa and Roma.
A large part of protesters’ anger over gentrification was — and is — due to recent increases in rents for residential properties in certain parts of Mexico City.
With that in mind, this “Mexico in Numbers” article looks at how much it costs, on average, to rent a two-bedroom apartment in different parts of the capital, and how much rents increased in the 12 months to the end of June.
* The average monthly rents referred to in this article were calculated in June 2026 by Inmuebles 24, a real estate listing website. The El Economista newspaper and the news outlet Expansíon recently published the results of the Inmuebles24 Mexico City Index. The US dollar prices included in this article were calculated using the Bank of Mexico’s closing USD:MXN rate on Wednesday, Aug. 26, which was 16.96.
What’s the average rent across CDMX?
The average rent for a two-bedroom apartment across Mexico City is 21,921 pesos (US $1,292) per month, an increase of 9.6% compared to a year earlier. Mexico’s annual inflation rate in June was 3.37%.
By law, annual rent increases for existing renters remaining in the same property cannot exceed the headline inflation rate at the end of the previous year. At the end of 2025, Mexico’s headline rate was 3.69%.
At the end of May, the average monthly salary of a formal sector worker in Mexico was 20,419 pesos, an amount 1,502 pesos less than the average rent in the capital.
CDMX rental prices, by borough
Below we detail the average rents for a two-bedroom apartment in 10 of Mexico City’s 16 boroughs, or alcaldías as they are known in Spanish.
Cuauhtémoc
This borough — which includes the historic center of Mexico City as well as neighborhoods such as Roma, Condesa, Juárez, San Rafael and Doctores — has the highest average rents in Mexico City.
Rent for a two-bedroom apartment in the borough is, on average, 29,149 pesos (US $1,719), an annual increase of 13.7%.
Miguel Hidalgo
This borough — which includes neighborhoods such as Polanco, Escandón, Lomas de Chapultepec, San Miguel Chapultepec and Tacubaya — has the second-highest average rents in Mexico City.
Rent for a two-bedroom apartment in the borough is, on average, 27,786 pesos (US $1,642), an annual increase of 10.1%.
Cuajimalpa
This borough in western Mexico City has the third-highest average rents in the capital.
Rent for a two-bedroom apartment in the borough — which includes part of the Santa Fe business and residential district — is, on average, 21,355 pesos (US $1,262), an annual increase of 9.9%.
Benito Juárez
This borough — which includes neighborhoods such as Del Valle, Narvarte, Nápoles and Portales — has the fourth-highest average rents in the capital.
Rent for a two-bedroom apartment in the borough is, on average, 20,486 pesos (US $1,208), an annual increase of 6.9%.
Álvaro Obregón
This borough — within whose boundaries lies another part of Santa Fe as well as the pretty San Ángel neighborhood — has the fifth-highest average rents in the capital.
Rent for a two-bedroom apartment in the borough is, on average, 20,016 pesos (US $1,180), an annual increase of 9.7%.
Coyoacán
This borough — which includes the picturesque Coyoacán historic center as well as the “University City” campus of the National Autonomous University of Mexico — has the sixth-highest average rents in Mexico City.
Rent for a two-bedroom apartment in the borough is, on average, 17,306 pesos (US $1,020), an annual increase of 15.5%.
Azcapotzalco
This northern borough — home to the concert venue Arena Ciudad de México — has the seventh-highest average rents in Mexico City.

This southern borough — home to the Cuicuilco archeological site and the Six Flags amusement park — has the eighth-highest average rents in Mexico City.

Gustavo A. Madero
Mexico City’s northernmost borough — where the Basílica de Santa María de Guadalupe is located — has the ninth-highest average rents in Mexico City.
Rent for a two-bedroom apartment in the borough is, on average, 13,424 pesos (US $791), an annual increase of 8.3%.
Venustiano Carranza
This northeastern borough — home to the Mexico City International Airport — has the 10th-highest average rents in Mexico City. In other words, it has the lowest rents among the 10 Mexico City boroughs included in the Inmuebles24 Mexico City Index.
Rent for a two-bedroom apartment in Venustiano Carranza is, on average, 13,021 pesos (US $768), an annual increase of 5.3%.
