Jennifer Lopez is reportedly finally close to selling her sprawling Beverly Hills estate after nearly two years on the market, marking another major step forward following her divorce from Ben Affleck.
The luxury property, which recently entered escrow, has undergone multiple price reductions amid a challenging high-end real estate market.
While the sale is expected to come at a financial cost, it represents a fresh start for Jennifer Lopez, who has recently spoken about embracing change and new beginnings after life’s setbacks.

Her real estate representatives told the New York Post that the property is currently in escrow, meaning an offer has been accepted, and the transaction is moving toward completion.
While the identity of the buyer remains confidential, the purchaser is reportedly a prominent figure in the technology and finance sectors whose name would be widely recognized.
The pending sale comes after nearly two years on the market, multiple price reductions, and the “Maid in Manhattan” star’s highly publicized split from Ben Affleck. Originally listed for $68 million, the estate’s asking price eventually dropped to $50 million. The final sale price has not been disclosed.
Lopez and Affleck purchased the sprawling residence in 2023 for approximately $60.9 million and invested additional funds into upgrades and renovations. Following the couple’s divorce, finalized in early 2025, ownership of the property was transferred solely to Lopez.

Despite finding a buyer, the transaction is unlikely to be a financial win for the singer and actress.
In addition to selling the property for less than its original listing price, Lopez is expected to face millions of dollars in costs associated with the sale, including real estate commissions and Los Angeles’ luxury property transfer tax.
The challenges of selling high-end homes in the area have also worked against her. Luxury properties across the market have been taking longer to move, with many sellers forced to slash their asking prices before attracting serious buyers.
Adding to the cost, Lopez’s property falls within Los Angeles city limits, making it subject to the city’s mansion tax.
Had the estate been located just a mile farther south within Beverly Hills, she would have avoided the tax and paid only a fraction of the associated fees. She is also expected to pay a sizable commission to her real estate agents, which could amount to roughly $2.5 million based on a standard commission rate.
One expense she won’t have to worry about is outstanding property taxes. Public records indicate that her annual property tax bill of approximately $378,000 has been fully paid.

The home also houses extensive wardrobe and shoe storage designed to accommodate a celebrity lifestyle.

Like Lopez, Affleck also had his interests reflected in certain areas of their marital mansion, particularly within a massive indoor sports complex featuring facilities for basketball, pickleball, and boxing.
Outside, the property offers extensive parking accommodations, including a large garage and motor court capable of handling dozens of vehicles.
A resort-style infinity-edge pool overlooks the surrounding canyon landscape, while guest accommodations, private cabanas, and landscaped outdoor spaces add to the estate’s appeal.
While the pair initially tried to sell off the home as joint owners, Affleck recently shocked many when he gifted Lopez his share of the property, making her the sole owner.
Reports have since claimed that it was the actor’s way of completely cutting ties with his ex-wife after their brief marriage.
